Our local company has been building homes on the mid north coast for over 30 years; we have completed over a thousand new homes in that time. I guess you could say we understand exactly what is on your mind at this stage of your adventure. Please take the time to read through this document as it will explain how the building procedure works and also the difference between other builders and the Rob Tate team. I will make this promise to you now, when you build with Rob Tate you deal with the people who will be building your home, no salesmen, and no franchises and no one dictating to you. Step 1:-Select a Rob Tate Home Design Select a design from our huge range of exciting modern plans, I suggest you make a time to come and see me personally if you would like some assistance in that area as we have a large library of plans and many are not on our Web Page. Remember I am happy to design around our plans to ensure that you get exactly what you want and within your budget .If you have selected your lot and would like some advice for a suitable design, I am happy to meet you on site to better understand your requirements. Step 2: Quote Request The price of our standard designed models do not include all site costs, however the base price does includes known site costs and site infrastructure. Our normal procedure is to provide a preliminary tender followed by a consolidated tender. The consolidated tender generally includes product upgrades if required and turn- key options, if requested Step 3 Preliminary Tender We are happy to produce a Preliminary Tender, this Tender will be a very close approximation of the likely final costs and will clearly document the scope of works and inclusions, we are able to extend this Tender to include all finishing costs as specified, if requested. We will visit the site, take levels to best determine the type of construction that will suit the site and carry out a thorough site report to establish the likely cost of your new home, this is a no obligation free service. Step 4 Consolidated Tender Should you wish to proceed to the next step we will ask you for a $3,000 deposit to enable us to carry out the necessary soil tests, wind loading classification and accessing drainage and other service location plans along with any other relevant searches that may be required. We will also have our Draftsman draw up a preliminary plan with any variations for your approval; this plan along with the final Tender can then be submitted to your Finance provider, if required. Whilst we are doing this we will ask you to make arrangements to do your selections so as any upgrades or downgrades can be included in your final Tender. At this stage we will also ask you to provide any documents that we may require to enable us to prepare a Development Application, such as 1) Council Section 149 Certificate’ 2) 88B Instrument 3) DP Number 4) Bushfire Report (if required) 5) Acoustic Report (if required) 6) Boundary Survey 7) Full names of the owners of the land and the names to be nominated on the Building Tender and Contract. 7) Sign an Authority to lodge plans and obtain any information required to gain a DA Once we have received all the relevant engineering reports and other information from the various searches carried out we will present you with a consolidated tender. Step 5 Building Contracts At this stage we will provide you with our exclusive Home Owners Manuel and request the balance of the 5% deposit. We will then be in a position to present you with our HIA Building Contract, If you like to have a copy of the agreement in advance, we are able to provide on request. We will also review the plans with you to ensure the accuracy and send them off to be completed Step 6 Building Approval-Construction Certificate At this stage we will ask you to sign off on your final plans, correct any oversights or additions so that the plans can be submitted to Council as well as the nominated PCA. Once we have received all the necessary reports and information required by the local authorities we will apply for a Construction Certificate. We will request that you follow the procedures as outlined in our Home Owner’s Manual and finalise the basic selections to the recommended schedule. We will follow up on the application and schedule the works to fit in to the advised time frame Step 7 Construction Certificate and Build Phase Congratulations we are ready to commence construction, please refer to our Home Owner’s Manual from here on and remember we are here to assist you with any queries that you may have at any time, please feel free to contact myself, Pat or Chris, we are the people building your home
